Throughout the Netherlands, the availability of private sector rental properties has decreased. In fact, the number of available rentals dropped by a substantial 31.7 percent compared to the third quarter of 2022. The high demand is evident from the average of 26 responses every available property receives from home seekers.

This scarcity in supply has directly influenced rental prices. Private sector rents in Amsterdam, for example, have climbed to 27.32 euros per square meter, marking an increase of 8.2 percent from the previous year's third quarter. Similarly, in The Hague, free sector rents have surged by 7.2 percent to reach 19.14 euros per square meter. In Rotterdam, the increase is even more significant, with rents rising by 9.3 percent to 20.35 euros. Eindhoven has seen a 5.4 percent increase, bringing rental prices to 18.36 euros per square meter. On the other hand, Utrecht has experienced relatively stable rents, remaining at 20.35 euros per square meter, representing a marginal increase of 0.6 percent from the previous year.

It is worth mentioning that the square meter price in all five major cities surpasses the national average of 17.77 euros in the third quarter. This trend showcases the growing prominence of the owner-occupied market and the consequent impact on private sector rentals.

In conclusion, the private sector rental market is grappling with a diminishing supply of properties as they increasingly enter the owner-occupied market. Rental prices have soared, particularly in major cities, surpassing the national average. Amidst these changes, it is crucial for home seekers and investors to adapt to the evolving dynamics of the real estate market.
