Portugal Rental Prices Stabilise

The rental real estate market in Portugal saw a slight increase in prices during the month of May, with a rise of only 0.1% compared to the previous month. This marks the third consecutive month of stability in house rents this year. According to the idealista price index, the average cost of renting a house in Portugal stood at 16.1 euros per square meter (euros/m2) by the end of May. Quarterly data shows a 1.9% increase, while the annual increase is reported at 14.4%.


Portugal Rental Prices Stabilise

Analyzing data from 14 district capitals with representative samples, it is evident that house rents have decreased in four major cities: Viseu (-8%), Coimbra (-4.6%), Setúbal (-1.6%), and Évora (-0.9%). Conversely, rental prices have seen an uptick in Funchal (5.7%), Aveiro (2.4%), Santarém (2.3%), Castelo Branco (1.5%), Leiria (0.8%), and Viana do Castelo (0.7%). Prices in Porto (0.2%), Faro (0.2%), Braga (-0.4%), and Lisbon (-0.5%) have remained relatively stable during this period.

Lisbon continues to hold the title of the most expensive city to rent a house, with prices averaging at 21.5 euros/m2. Porto (17.4 euros/m2) and Funchal (14.6 euros/m2) follow closely behind in second and third place, respectively. Faro (12.9 euros/m2), Aveiro (12 euros/m2), Setúbal (12 euros/m2), Évora (11.1 euros/m2), and Coimbra (11 euros/m2) round out the list of pricier rental markets. On the other end of the spectrum, the most affordable cities for renting a home include Castelo Branco (6.8 euros/m2), Viseu (7.2 euros/m2), Leiria (8.1 euros/m2), Santarém (8.3 euros/m2), Viana do Castelo (8.4 euros/m2), and Braga (9.2 euros/m2).

The rental real estate market in Portugal  has shown stability in prices during the month of May, with slight variations in different regions across the country. The data reflects the diverse nature of the housing market in Portugal, with some cities experiencing price increases while others see a decline in rental costs.
