The cost of renting in various cities across Spain has been on the rise, despite the implementation of rent freezes and other measures outlined in the country's recently passed housing law. The legislation, known as Ley de Vivienda, was put into effect in May 2023 to alleviate the burden of escalating rental prices. However, rental costs have continued to climb, even reaching record highs in certain cities.
One of the key provisions in the housing law was the introduction of rent indexes and the identification of "stressed areas" to help control rent increases. Additionally, taxes on vacant properties were implemented, and agency fees were shifted to landlords. Nevertheless, property website Idealista's report highlighted that rental prices increased by 0.3 percent in the last three months. The average cost of renting a square meter in Spain now stands at €11.80, reflecting a year-on-year rise of 9.3 percent.
It is intriguing to note that despite these efforts, paying rent in nearly 90 percent of Spanish cities exceeds half of the minimum wage. This phenomenon can be attributed to the rapid surge in demand for rental properties, surpassing the supply available in the market. Simply put, the growing demand has outpaced the market's ability to keep up.
