In the realm of British seaside towns, Salcombe, Devon stands out as a luxurious retreat for wealthy families seeking the perfect summer escape. With its refreshing sea breeze and sandy beaches, Salcombe has once again claimed the title of the most expensive place in Britain to purchase a coastal home. Boasting stunning views across the Kingsbridge estuary, this affluent town showcases some of the most opulent properties with an average house price just under £1 million.
According to the latest survey by Lloyds, the average property value in Salcombe currently stands at £970,657, marking a 22% decrease from the £1.2 million recorded in 2022. This significant drop translates to a reduction of £230,000 in the average house price within a year. Interestingly, all of the top ten most expensive seaside towns in Britain are located in the South West region, with Sandbanks following closely behind Salcombe.
Sandbanks, a favorite among celebrities like Harry Redknapp, is renowned for its modern properties that rival those found on the Californian coastline. With an average house price of £957,739, this Dorset peninsula exudes luxury and exclusivity. In contrast, Lloyds recommends a more budget-friendly coastal area for those with a smaller budget of just £100,000.
Padstow in Cornwall secures the third spot on the list of most expensive coastal areas, with homes typically priced at £701,979. Additionally, Lyme Regis in Dorset and St Ives in Cornwall have also made it to the top ten, boasting average property prices exceeding £500,000. Despite the lavish image portrayed by these luxury destinations, Lloyds highlights the disparity in coastal areas, emphasizing the prevalence of deprivation in some regions due to declining local industries.
On the other end of the spectrum, Rothesay on the Isle of Bute emerges as the seaside location with the most affordable average house prices, standing at just £101,477. Situated in Scotland's Firth of Clyde, the Isle of Bute offers a tranquil setting linked to the mainland by ferry. Rothesay, the island's main town, features a 13th-century ruin known as Rothesay Castle. Notably, all ten of the cheapest coastal living locations are in Scotland, including Greenock and Girvan with average prices of £107,111 and £107,349 respectively.
Lloyds also reveals the coastal locations that have witnessed the most significant increases in house prices over the past decade. Margate in the South East leads the pack with a remarkable 104% increase, soaring from £151,196 to £309,049 between 2013 and 2023. Following closely are Amlwch and Menai Bridge in Wales, with 100% and 93% increases respectively. Overall, the average coastal location in Britain has experienced a 48% rise in house prices over the past decade.
The allure of seaside living comes with a diverse range of price points, from the extravagant to the affordable, reflecting the unique charm and character of each coastal location.
