Study Reveals Surging Property Prices in Beloved Cadiz City Among British Homebuyers in Spain



Explore the latest study findings showing rising property costs in a popular Cadiz city favored by British buyers as an affordable alternative to major Spanish capitals.

A recent study conducted by property portal Idealista has revealed that the city of Jerez de la Frontera in Cadiz is experiencing some of the fastest-growing property prices in Spain. The analysis focused on 29 cities across the country with more than 100,000 inhabitants, excluding provincial capitals like Madrid, Malaga, and Barcelona.

Marbella emerged as one of the most expensive non-capital cities in Spain, with the average property price reaching €4,526 per square meter. However, Jerez de la Frontera stood out with an impressive 14.6% increase in property value over the past year, making it the city with the highest growth rate among those studied.

Following closely behind were San Cristobal de la Laguna and Telde, both located on the Canary Islands, with price hikes of 12.9% and 10.3% respectively. This trend indicates a growing demand for more affordable housing options. In Algeciras, the average property price now stands at €1,134 per square meter, reflecting a 5% year-on-year increase.

Other notable increases were observed in Cartagena (up 2.3%) and Roquetas de Mar (up 5.2%). Interestingly, some provinces saw greater growth in their outer cities compared to their capitals, such as Vigo and Gijon outperforming Pontevedra and Oviedo, respectively. This shift suggests a potential decentralization of the real estate market in Spain.

The latest data on property prices in Spain highlights the dynamic nature of the real estate market, with certain cities experiencing significant growth and a shift towards more affordable housing options. This trend could have implications for both buyers and sellers in the coming months.
