In the second quarter of 2023, foreign real estate buyers accounted for 14.94% of total housing transactions in Spain, with more than 22,700 transactions. Of these, 890 transactions (3.92% of all sales) were made by Polish buyers. Throughout the year, Polish buyers purchased 3,118 Spanish properties, surpassing the previous year's record by 142. The weight of transactions made by Poles has steadily increased in recent years, rising from 1.9% in 2019 to 3.6% in 2023, surpassing both American and Russian buyers.

The growing interest in Spanish properties among Polish buyers can be attributed to a combination of factors. Soaring inflation has prompted many to view real estate as a solid investment, with the lower cost per square meter in Spain compared to Poland making it an attractive option. Additionally, the allure of Spain's low cost of living, beautiful beaches, and year-round sunshine has further fueled the interest of Polish real estate buyers.

Another contributing factor to the surge in Polish interest in Spanish real estate is the fear of war and instability in Poland following Russia's invasion of Ukraine. Many Polish buyers see a property in Spain as a safe haven and a potential backup plan in case of emergencies. The ease of the property buying process in Spain, along with its stability and relatively affordable prices, make it an appealing choice for those seeking security and peace of mind.

Furthermore, the desire for a better quality of life and a more adventurous Mediterranean lifestyle has also driven Polish buyers to invest in Spanish properties.
